11 Reasons To List During the Holidays

1. People who look for a home during the Holidays are more serious buyers!

2. Serious buyers have fewer houses to choose from during the Holidays and less competition means more money for you!

3. Since the supply of listings will dramatically increase in January, there will be less demand for your particular home! Less demand means less money for you!

4. Houses show better when decorated for the Holidays! ( Well at least I think so)

5. Buyers are more emotional during the Holidays, so they are more likely to pay your price!

6. Buyers have more time to look for a home during the Holidays than they do during a working week!

7. January is traditionally the month for employees to begin new jobs. Since transferees cannot wait until Spring to buy, you must be on the market now to capture that market!

8. You can still be on the market, but you have the option to restrict showings during the six or seven days during the Holidays!

9. You can sell now for more money and we will provide for a delayed closing or extended occupancy until early next year!

10. Many people from overseas come to visit friends and family members in our marketplace over the Holiday season. Some of these visitors will buy real estate. Why miss these buyers by not being on the market?

11. By selling now, you may have an opportunity to be an “all cash, no subjects” buyer during the Spring, when many more houses are on the market for less money! This will allow you to sell high and buy low!

A little Q & A

A friend recently asked me a few questions about Real Estate and being a #Realtor and I wanted to share my answers with all of you!

1 – What do you love most about your job?

Meeting new people, listening to their story and then helping them get a home or get their home sold! Every one I meet has a different criteria, different ideas about their home purchase or if it’s the right time to sell. I love connecting with my clients so I can be the best Realtor I can be by understanding what they need from me.

2 – What motivates you every day?

My kids. They are the reason why I continue to challenge myself to be on top of my game always. My clients can also vouch for that.

3 – What’s the most challenging aspect of your job?

Media. The media can speculate on what is going on in our local market but it’s usually an exaggeration or a broad analysis. It can be challenging meeting up with new clients and having to explain what’s happening in their market when they have heard differently. But I pride myself on strong communication, an open mind and working together with my clients so we can achieve common ground.

4 – What trends are you seeing right now in the market?

Covid 19 has definitely changed the Real Estate market and I’m not talking about the oodles of hand sanitizer and masks. There has been a huge demand for starter detached homes in the Fraser Valley, TriCites and Ridge Meadows (Pitt Meadows and Maple Ridge). Everyone wants more space and are willing to leave Vancouver to get it. So if you’re thinking of selling your townhouse or detached home in the areas listed above, it might be a great time for you to sell. Call me for details.

If you needed an operation, would you watch a youtube video and attempt it yourself right? As a realtor, I’m equipped with the skill set to guide my clients through the process by managing expectations and problem solving along the way. Metro Vancouver housing market sees summer uptick in sales

Home buyer activity increased to more typical levels in Metro Vancouver* throughout the summer months.

The Real Estate Board of Greater Vancouver (REBGV) reports that residential home sales in the region totalled 2,231 in August 2019, a 15.7 per cent increase from the 1,929 sales recorded in August 2018, and a 12.7 per cent decrease from the 2,557 homes sold in July 2019.

Last month’s sales were 9.2 per cent below the 10-year August sales average.

“Home sales returned to more historically normal levels in July and August compared to what we saw in the first six months of the year,” said REBGV President Ashley Smith.
